Gleneagles Green Handbook

This handbook is a condensed version of our Gleneagles Covenants that enable us to live together in a congenial and friendly neighborhood. A complete copy of the Articles of Incorporation of Gleneagles Green Home Owners Association, Inc., Corporate By-Laws, and Declaration of Covenants, Conditions and Restrictions, should have been included in resident's closing or rental documents and are available here online.

The governing body is a five member Board of Directors elected by the homeowners for a two year term. These positions are voluntary and are not compensated. We invite all owners to attend any board meeting during the year. The Annual Membership meeting is held the first week of November, and is a very important meeting for members to attend. Signs are always posted at both ends of the entrances of Gleneagles, giving the date, time and place of meetings. Your participation and input is encouraged in order to keep our community amiable and comfortable.

The monthly HOA fee is $400.00 and is due the first of each month. A $5.00 late charge is added if not paid after 30 days. For payments 90 days in arrears, the HOA may initiate legal action at the expense of the Owner. Some repairs and maintenance for buildings and common areas may require an additional assessment to cover costs.

The following is a condensed list of UNACCEPTABLE activities. Owners/Tenants may NOT:

• Erect any fence, wall, driveway, swimming pool, or structure, attached or detached.
• Make any additions or changes to exterior of unit unless pre-approved by the Board of Directors.
• Change color or design of building exterior.
• Park boats, trailers, motor homes, buses or commercial licensed trucks, or any offensive object on any Association Property.
• Install window air conditioners.
• Display any signs on your property.
• Erect additional mailboxes.
• Have more than 2 pets per unit. All pets must be leashed at all times and all droppings MUST be cleared immediately.
• Allow loud, noxious, illegal or offensive activity.
• Burn yard debris or trash.
• Erect clothes lines or hang cloths from porches or balconies.
• Interfere with golf course play. Golfers have the right to retrieve balls from common areas.
• Litter.
• Damage a common wall/area. You will be responsible for repairs.
• Have unsuitable window coverings or displays.
• Park on any area grass. You will be responsible for repairs to irrigation systems and grass.
• Park any vehicle on the street overnight.
• Have basketball hoops on street.

• Garbage Days: Wednesday and Saturday
• Recycling Day: Friday
• Yard Waste Day: Tuesday
• Bulk Waste Day: Friday
• Carts may be placed at the curb on the evening before pick up or should be placed there by at least 6 a.m. on the service day.
• Carts MUST be stored in the garage after pick up.
• Carts are typically available in 64 and 96 gallon sizes. If you prefer to have one size replaced with the other or want to have the recycling cart removed, please call customer service.
• We urge all residents to participate in recycling.
• Please help make Gleneagles Green even nicer by showing respect and consideration for your neighbors.
